Silicon Wafers and Photoresist Both Reprice: A 2027 Chip Contract Locking Guide

Introduction

In September 2026, both ends of the semiconductor cost chain moved at once.

On the materials side, silicon wafers recorded their first across-the-board price increase in more than three years. Shin-Etsu Chemical, SUMCO and GlobalWafers raised prices in May (12-inch standard wafers up 5-8%; AI/HPC-grade specialty wafers up 18-22%), and a further round followed in August and September, with new 12-inch polished wafer contracts priced more than 10% higher. Negotiations for 2027 8-inch pricing are proceeding at 10% or more.

In the same week, JSR, Tokyo Ohka Kogyo and Shin-Etsu Chemical announced a 15% increase in global photoresist list pricing effective 1 October 2026, with immersion ArF for HBM applications up as much as 24% and spot orders up 32-38%.

Together, these two announcements say one thing: pricing is being reset from the bottom of the stack, not just at finished chips. For buyers, the basis for Q4 and 2027 cost negotiations has already changed.

1. Two materials, two very different transmission paths

Material

Increase

Most exposed

When it lands

12-inch standard wafers

5-8% (May); new contracts +10% or more

Advanced logic, memory,   high-end analog

LTA customers see it in H2   2026 to H1 2027

AI/HPC-grade wafers

18-22%

AI accelerators, HBM

Spot and short orders,   immediately

Heavily doped wafers (PMIC   and power devices)

Larger shortfall, higher   elasticity; 2027 LTA prices may be   raised in Sep-Oct

Power management, discrete   power

2027 LTA negotiation window

Photoresist, all grades

+15% from 1 October

All wafer fabrication

Effective 1 October

Immersion ArF for HBM

LTA +16-22%, up to +24%; spot +32-38%

HBM, advanced memory

Immediate

The difference lies in how each material transmits. Wafer supply has long been governed by fixed-price long-term agreements; during the 2023 downturn many suppliers signed one-to-three-year deals that locked prices at the bottom. The result is a two-clock mismatch — spot prices are already up while LTA customers still pay prices set two years ago. Photoresist offers almost no such buffer: it takes effect on 1 October, with spot increases reaching 38%.

2. Why this cycle will not end quickly

1.       Demand is structural, not restocking. SUMCO calculates that an AI server consumes 3.8 times as much 12-inch wafer area as a general-purpose server, and that HBM consumes three times as much 12-inch wafer per bit of capacity as mainstream DRAM.

2.       Supply cannot respond quickly. A new 12-inch line takes 18-24 months from equipment order to stable output, and overseas suppliers have been cautious after the last oversupply cycle. CITIC Securities estimates 2026 global 12-inch demand at roughly 11 million wafers per month against effective supply of under 10 million, a genuine tight balance.

3.       Fabs are back at full utilisation. Utilisation has recovered from a 60-70% trough to above 95%, returning pricing power to wafer suppliers. Heavily doped wafers are expected to rise further in H2 2026, with 2027 LTA prices possibly raised in September or October — a cycle that runs at least into 2027.

3. Three misjudgements buyers make

4.       Waiting for 2027 to see where prices land. The window in which wafer suppliers adjust next year's LTA prices is September to October. By the time the increase reaches chip quotes, you are negotiating against a second-hand price.

5.       Watching finished chips but not materials. Wafers account for roughly 30% of wafer-fab materials by value. Once materials are repriced, the room for finished-device discounts effectively closes.

6.       Treating "locking price" as a single action. Quote validity is now often measured in hours (in some cases 48-72). Locking unit price without volume or delivery tranches is not a lock at all.

4. What buyers should do now

7.       Open 2027 long-term agreement talks this week, prioritising heavily doped wafers and power/power-management devices. Bundle tiered pricing, minimum supply volumes, staged delivery and non-performance penalties.

8.       Get written confirmation of the applicability boundary for part numbers with an announced but undated increase (TI's September letter, for example) so in-transit orders are not retroactively repriced.

9.       Place orders against a 52-week lead time. Schottky diodes and low/high-voltage MOSFETs reached 52-week lead times in August; onsemi parts are quoted at 40-50 weeks in the channel and Diodes automotive and high-voltage MOSFETs exceed 45 weeks.

10.   If you are using Diodes or onsemi as a Nexperia alternative, qualify a third source. A single substitution path is itself a new supply risk.

11.   Treat "reduce the count" as a cost lever. TDK's CN series 10 µF/100 V X7R MLCC in 3225 doubles capacitance, halving component count and board area in the same footprint.

12.   NXP's RF power last-time-buy closes on 30 September — 13 days away. Confirm affected part numbers and place final orders immediately.

5. How we can help

We supply global brands including TI, Infineon, Diodes, AKM, ST, Allegro, NXP, onsemi, SEIKO NPC, TDK-Micronas, Melexis, ADI, Honeywell and ROHM. For customers facing price increases, extended lead times or allocation shortfalls, we provide:

·         Spot and allocation support — availability checks, fast quotations and staged deliveries on constrained or re-priced part numbers;

·         Cross-reference and substitution — drop-in, package-compatible and downshift options with parameter comparisons and automotive/industrial grade matching;

·         Long-term agreement design — replacing annual price reductions with tiered pricing, allocation commitments and minimum supply volumes;

·         BOM cost optimisation — reducing component count and total cost through higher-integration devices and small-footprint, high-power passives.

If your part numbers face price increases, extended lead times or allocation shortfalls, send us the part numbers, annual volumes and target delivery dates. We will respond within one business day with an actionable supply and substitution plan.
